Opening a calculator on this site, reading a guide, or submitting the contact form means you accept the terms below. If you run a property management company, a lending business, or anything else that would rely on these numbers commercially, read the liability section closely before you build a workflow around them.

What the calculators actually do

Each tool runs published real-estate math (cap rate, cash-on-cash return, straight-line depreciation, PITI escrow, DSCR) against the numbers you type in. The output is only as good as your inputs; a purchase price, rent estimate, or interest rate that is off by a few percent will shift the answer more than the formula itself ever could. Treat every result as a planning estimate, not a quote from a lender or an appraisal from an assessor.

No warranty on the tools or the content

The calculators, articles, and everything else on this domain are provided as they stand, with no guarantee that a given formula matches what your specific lender, insurer, or county uses, and no promise that the site will be available, error-free, or current at any given moment.

Where our liability stops

Neither this site nor Chris Terry, who operates it, is liable for a financing decision, a purchase, or a loss you attribute to a number a calculator produced or a guide explained. If a DSCR figure, cap rate estimate, or ROI projection factors into a real transaction, confirm it independently with a licensed lender, appraiser, or tax professional before you rely on it.

Links and affiliate relationships

Some outbound links on this site, including a few in article footers, are affiliate links that can pay a commission if you click through and take an action on the other end. That arrangement never changes which lender requirement, tax rule, or formula gets described here.

Changes to these terms

These terms get updated when the calculators, the guide lineup, or applicable law changes enough to require it. Continuing to use the site after an update means the new version applies to you.
