The calculators on PropertyInvestmentCalc run entirely in the browser tab you have open. Type in a purchase price, a rent number, a loan term, and the math happens on your device; nothing you enter gets sent to a server, logged, or saved anywhere.
Purchase prices, rents, expense figures, interest rates, down payments, and every other number you type into the rental property, refinance, escrow, property tax, or depreciation calculator is processed with JavaScript running locally. There is no submit button that posts your numbers to us, because there is nothing to post to. Close the tab and the inputs are gone.
Standard web analytics record which pages get visited, roughly how long people stay, and which calculator gets opened most often, aggregated across all visitors. This tells us whether the DSCR loan guide or the cap rate explainer needs updating, not who looked at either one. We do not tie this data to names, emails, or specific calculator inputs.
A consent banner appears on your first visit. Accepting turns on analytics and ad-personalization cookies; rejecting keeps the site on non-personalized delivery. Your browser lets you clear or block cookies at any time, and doing so will not stop the calculators from working since they do not depend on cookies to run.
Ads on this site are served through Google AdSense. Google and its partners may use cookies or device identifiers to show ads based on your browsing history, subject to your consent choice above. Google's own advertising policies, not this page, govern how that data is used on their end.
A handful of outbound links, mostly in article footers, point to lender comparison tools or other calculator sites and may pay us a small commission if you click through. Whether a link is an affiliate link never changes which lender, rate, or resource we point to; the DSCR requirements and cap rate math on this site come from public lending guidelines, not from whoever pays the most.
