PropertyInvestmentCalc started as a single rental property calculator and grew into a small toolkit: cash flow and cap rate, property tax by state, mortgage escrow (PITI), refinance break-even, and straight-line depreciation. The guides that sit alongside them, on DSCR loans, the 1% rule, gross rent multiplier and the rest, exist to explain the math behind each tool in plain language rather than leave you staring at an unlabeled output.
Most rent-versus-price advice online skips straight to a rule of thumb without showing the arithmetic underneath it. This site does the opposite: every calculator shows its formula, and every article walks through a worked example with real numbers, not just a definition. If a property's cap rate looks thin next to its cash-on-cash return, you can see exactly why on this site instead of taking it on faith.
Every input runs client-side in your browser; nothing you type into a calculator gets sent anywhere or stored. That is a design choice, not a policy statement: rental deal numbers are frequently sensitive, and there is no reason a purchase price or a rent estimate needs to touch a server to produce a cap rate.
